A residential roofing specialist can determine whether a full replacement is necessary or if a simple repair can be a temporary solution until the roof is due. A thorough inspection of the roof must be performed to determine these factors.
There are many signs to look for such as curling of the shingles, missing or damaged shingles, shingle deterioration, water infiltrations, sagging plywood etc. Stains on the ceiling are a good indication that a leak is present.
Here is a list of important questions to ask:
Absolutely. Your roof deck needs to breath, covering a roof surface with non-breathable synthetic can trap moisture (or condensation in the winter month) an lead to plywood rot over time. Felt paper is an acceptable option however nothing beats breathable synthetic due to it’s water resistance and breathability characteristics. *Tip: GAF currently is the only manufacturer to offer a breathable synthetic (GAF Deck Armor and GAF Tiger Paw).
R50 is recommended. This will insure energy efficiency, reduce the risk of ice damming in the winter, keep home warm. Tip: Make sure proper baffles are installed to keep the insulation away from the soffit venting.
Yes. Especially Winters where we see a lot of snow, it’s always a good idea to get an expert’s opinion. There are many benefits of having snow removed from your roof such as; reduce weight and strain on the rafters, help prevent possible ice damming, leaks etc. If you have skylights on your roof, I recommend having a professional roofing contractor remove the snow from on and or around the skylight to avoid leaks/ice damming. *ALWAYS hire a professional to avoid costly repair costs due to non-professional companies/individuals damaging the roof while performing the service. Most importantly, it’s DANGEROUS. Don’t take the chance, it’s not worth the risk.
Lifetime shingles all the way. The difference in price is very minor and it’s simply not worth settling for a far inferior product such as 3-tab shingles.
The industry average is 10 – 15 prorated years on the materials, 5 years on the workmanship. Desmarais roofing offers 50 years non- prorated manufacturer warranty on the materials and 10 years up front coverage on the workmanship. We can offer these warranties because we are GAF Certified Roofing Contractors.
Earth tone colours (mostly brown tones), are really “in” right now. Our best seller is the GAF Timberline HD in the Canadian Driftwood colour.
No. Although minimum code states that 2 layers is acceptable, we strongly disagree. If the current shingles are not removed the condition of the plywood cannot be inspected and a proper membrane will not be installed (ice and water protector and underlayment). The added weight on the roof is not great either.
Yes. We have good contacts that we work with to provide services like soffit facia and eavestroughs, however when it comes to the roof portion of a project, we do not outsource the roof. We are residential roofing specialists and all of the roofing work performed is by employees of the company as we do not employ roofing sub-crews.
Doesn’t matter. Typically the colour doesn’t effect the price or the manufacturer warranty.
